Local governments are being hit with a heavy economic burden with the slowdown in residential real estate. Sizeable reductions in new home construction and demands from the state of Florida requiring local governments to cut back their budgets are taking their toll. Fewer permits being pulled for new home construction means less revenue for local governments. Local governments therefore are hurriedly trying to find ways to make growth pay for itself. Raising impact fees on all new construction is the first way local governments are responding. Local officials have tried to make development pay for itself for years, but the Home Builders Association and Realtors Association always seem to have an...

A new parliamentary bill that is highly significant to victims wishing to make an accident at work compensation claim has been drafted by an all party parliamentary group on occupational safety and health. The bill is entitled "Employers' Liability Insurance the need for change" The bill points out that around five percent of cars on the roads today are uninsured, despite the fact that there are punitive fines and other punishments for those caught driving without insurance. A Motorists Insurance Bureau (MIB) was set up over sixty years ago that will compensate victims of uninsured drivers. The MIB is funded by motor insurance companies via a special tax on all policies. It then goes on to examine...

After continuing Carl Jung's research in the unknown region of the psychic sphere, I discovered that the unconscious that produces dreams is wise and saintly, while there is a wild conscience in the human psychic sphere that causes craziness to the human conscience. Jung didn't see everything that I saw because I trusted the wise unconscious, whereas he was afraid of it. He believed that the unconscious could bring craziness to the human conscience, besides trying to help it become completely developed. His conclusion was contradictory but he was afraid to continue looking for answers, so he decided to stop, which was a very wise solution for him, with the knowledge he possessed in his time. I could...

Last night on AMC, I caught the last few scenes of the film True Lies with Arnold Schwarzenegger and Jamie Lee Curtis. What blew my mind was not so much the explosive climactic action scene with Ahnold in the cockpit of a US Marines jet fighter, trying to save his daughter who's hanging off it by a couple fingers over the streets of Miami while a terrorist comes at him from the back with a machine gun and a knife ("You're fired!") I just couldn't believe that the terrorists in the film were conspicuously Middle Eastern! Not blond-haired, blue-eyed Swedes like I could have expected. I forgot that a world in which people called a spade a spade (usually) actually existed not that long ago! Furthermore...

Political robo calls are the bane of the electorate -- a cause of misery and pain so pervasive that it has prompted voters to spew venom against the best intentioned candidates. Websites have popped up calling for the abolishment of robo calls, with some voters promising to vote against any candidate who intrudes into their homes with a pre-recorded message on the phone. Some pollsters have determined that these automated calling systems don't sway voters' opinions one way or the other. So why then, do politicians continue to use this technology at the very risk of their own candidacies? And why have they exempted themselves from their own laws and allowed political robo calls to continue? There are...

Every campaign needs a robust political communications arsenal to get the message out. And every fall, thousands of campaigns from coast to coast scramble against the clock to maximize the resources they have to pull off a victory. The best strategy is simply to plan ahead well in advance and arm yourself with the most effective communication tools you can. Here is a quick rundown on various tactics: Television: It gets the widest possible exposure. However, it cannot target any specific groups. In fact, most of the people who watch political commercials don't vote. Regardless, television, while expensive, gets high marks for generating name recognition for any candidate. But remember that...

For a candidate in an election to get to be written on the ballot come election day, it is important that he must first be really popular among the voters. In 1819, a year before the political campaign that would elect a new president, the Missouri Territory petitioned to join the Union as a state. At the time, America was evenly split into states that did permit slavery and those that did not, with 11 on each side. The Constitution had stated that the issue of whether or not to allow slavery was up to each individual state. Republican Congressman James Talmadge of New York, however, suggested that Missouri's petition to join the Union contain an amendment stating that no additional slaves could be brought into the state and that those that were already there would be eventually be set free. This proposal launched a fierce debate in Congress and set up...

If you're a new candidate running a political campaign for office against an incumbent, you might realize something while you are pouring over past election statistics and voter lists: that your opponent is a politician who may be unbeatable. There are many competent, popular and experienced politicians who know how to win election campaigns. Your analysis may show you that you can't win. This, too, is worth knowing because you don't want to get into a campaign against a politician who you can't beat. If the votes aren't there, they aren't there. If you have to rely on the "heart attack strategy," where your only chance of winning depends on your opponent dying of a heart attack, then perhaps you...

There are plenty of specialized requirements that must be met before you can qualify as a political candidate for certain specialized offices. In one state only a licensed physician can run for coroner, only a certified peace officer can run for sheriff, and only a licensed professional engineer can be a candidate for county engineer. In another state, none of these professional licensures are required. We won't give the names of the states because it really doesn't matter what the official requirements are for being a political candidate in some other state. It only matters what they are in your state, and you have to look that up yourself. The qualifications for specific political candidates are...

A key risk for an intellectual property owner is an infringement action and a challenge to the validity of the intellectual property rights. For the alleged infringer, a validity attack is often the first line of defence. As you know, Google's AdWords service allows you to purchase a registered trademark of another company (even a competitor) as an advertising keyword in order to improve the ranking of your own website. A number of companies (owners of a trademark which were used by Google as AdWords keywords) took exception to this practice and challenged Google for infringement of their trademarks. The dispute went up to the European Court of Justice which as explained in my previous article...

When you tell people you sell life insurance they might back off a bit. No one really wants to think of their own mortality. It's not fun to think of yourself in the pine box being driven to the grave in a sad black hearse. Many agents tend to avoid the conversation of life insurance because it is just too difficult. Prospects tend to squirm in their seat and look away when they are thinking of the "coverage" their family will need in the worst case scenario. Instead of getting another insurance license or avoiding the subject entirely I invite you to take a different approach to selling policies. An approach that DOESN'T involve long, drawn out scripts that sound rehearsed. It's a method that doesn...

Hospital Costs - Who pays? When you are overseas and need to receive medical treatment at a doctor or hospital your travel insurance doesn't always pay upfront. Quite often you'll need lodge a claim when you get home. Before seeing a doctor, or as soon as you can if it's an emergency, call the insurance company and tell them what is happening. They'll be able to tell you if they have preferred medical providers and what you need to do to claim the costs back. Selling life insurance policies can be great. After all when you look at the real "need" of insurance it is inevitable that someone will have to use this type of policy. The same can't be said of other policies. Everyone will at some point be able to "cash in" their life insurance simply because no on lives forever! Despite it being applicable to everyone it's not always the easiest type of insurance to sell. Regardless of economic conditions people seem to want to cheat death. They say they aren't old enough to need it. Others may say they don't want to bet on themselves dying. There are countless reasons that prospects avoid investing in life insurance. Sadly most traditional life insurance sales...

Things happen so fast online that sometimes I can just about keep up with them. In case you've missed it, PayPal has announced that starting in August of 2010, there are going to be changes made to their refund policy. I actually discussed this in a previous article. However, what I didn't take into account was ClickBank and how it affects them. Wonder how? Well, keep reading and you'll find out. First, I need to clear up some confusion from my previous article. I may have mentioned that the new refund policy will now charge the affiliate or merchant 30 cents plus 2.9% of the sale price. That is an error. It is ONLY 30 cents charge per refund...at least as of now. Who knows what will happen in the...

October 11, 1978 If only we will back off a little more on our demands that Russia live up to the Helsinki agreement on human rights, a strategic arms limitation treaty can be signed any day now. Secretary of State Cyrus Vance has given away the B-1 bomber, cruise missile, neutron war head and nuclear carrier. Now that all U.S. weapons advantages have been abandoned, the principle broadly defined as human rights is under final attack. In the end we can expect that the noble precepts of human rights will be accorded short shrift. Perhaps our retreat from principle is inevitable. Human rights is, after all, a campaign catch-word that greatly complicates the real world of power politics if taken...

There are several means to motivate employees and one of them is employee involvement KPI. Studies have shown that when employees are involved in the work process, they most likely perform well. This is because they feel responsible for the operations of the whole system, thus, they become motivated to perform better. Likewise, it has been proven that worker engagement strategies could improve employee retention. While others believe that compensation is the reason why an employee stays with the company, this is not true at all times. It is a fact that some businesses suffer loss of competent workers because they fail to provide them enough reason to stick around. This is where the challenge of...

There comes a time in a business organization when managers will need an extra push to motivate their employees. Most of these scenarios are direct results of a sudden financial crunch or a misguided corporate decision. Whatever it is, it only means that the company could be in the brink of downfall. Apparent effects include resigning employees. Despite these undesirable situations, there is hope. In fact, little success, and not failure, implies an opportunity to go back to the basics, maximize resources, and further the growth of the business. Little success is not yet failure. In these trying times, boosting the morale of the workers is necessary. In this process, the use of employee involvement...

Many libertarians believe that the US should withdraw troops from Iraq, not engage Iran and not get involved in political impasse anywhere in the world that may have led to war overseas. Whereas, it might appear to be prudent to take a favorable view of isolationism, it should also be noted that historically, that can prove to be detrimental to our national sovereignty. The World is closer together now, and things which affect others, to affect us here in the States. The current actions in Iraq have drained much of our national treasury and we have spent far too much on this event. Obviously, at this point we need to replenish our National Treasury, thus we should do so by collecting the oil there...

Here, we shall discuss when a parent should think about involving the police when it comes to handling a violent child with obedience defiance disorder (ODD). If you are dealing with a very young child then this might not prove to be helpful, but it can be quite effective in dealing with older children and teenagers. There are many parents who are quite unsure when it comes to involving the police, and this is not without reason. Most of us have heard stories about things going from bad to worse when the police are involved, but most of these stories are usually just made up. Also, parents need their children's forgiveness, and they feel that they might not get it if they call the police. Some...

A good presentation of any kind; speech, seminar or workshop; is part content and part style/involvement tactics. Some people refer to these elements as the steak and the sizzle. Sue Gaulke, the author of 101 Ways To Captivate A Business Audience suggests (strongly) that even the most technical of presentations should contain at least one "sizzle" element every six minutes. Sizzle elements include, humor, an anecdote, a demonstration, audience participation, or using a prop. Oh sure, your audience does not want you to waste their time, they want the facts, data and bottom line information. They want you to inform them, but they also want you to do it with style. It is also progressive, which means that the child will hear less as time passes and some of them may go totally deaf. The Thyroidal Involvement The thyroid is a small organ located in front of the trachea immediately below the larynx. In an earlier article we defined accountability as being answerable for your actions or lack of actions. It's doing what you say you will do...doing what you have agreed to do, even when it means going outside of your comfort zone. It is a serious matter because without systematic accountability in an organization there is little chance of high performance. What happens where there is a lack of accountability? Nonperformers thrive while the diligent staff picks up the slack. The stress level rises, communication drops and territorialism is rampant. How does an organization go about creating a culture of accountability where everyone agrees to work together for the good of the organization and...

A case study of a dysfunctional customer service environment is happening in Canada right now. The TTC - Toronto Transit Commission - is the organization that provides Toronto's public transportation - buses, subways, etc. They've been under fire recently for their customer service levels, and the public have begun to fight back by publishing photographs and videos of their experiences. Rather than having the courage to take responsibility, however, and begin the process of fixing things, both the management and union have taken to the finger-pointing game. The union president, Bob Kinnear, was quoted as saying: "We've got 13 and 14-year-olds that feel that they have an entitlement to film our...

The link between measuring, reporting, and accountability is connected with a chain the size that is used for a ship's anchor. It's forged with links of iron that are unbreakable. Having a measuring and reporting system that Buyer's Agents must use daily creates the accountability that is needed. As a Champion Lead Agent, you must use the tool of frequency and consistency to change the natural behaviors of your Buyer's Agents and Listing Agents. You must measure the benchmark or goal against the results achieved each day. I would suggest using a daily, weekly, and monthly tracking sheet. This will enable them to create the connection between activities and results. Start every member on your sales...

For me personally, the accountability part of the coaching process is extremely important. For many people, this is the only reason they actually hire a coach. They need that "someone" who will hold them accountable for the actions they promised to carry out. I have had clients who would rather cancel a session than admit they didn't follow up on their own action plan! On the other hand, I have had plenty of clients who, due to the accountability part of the coaching process achieved their results faster and remarkably well. Accountability is a strong word and for many it can have the ramifications of forced school projects or unwanted after-school activities. However, in the coaching context...

Management has been described as one type of leadership where managers, supervisors to even C Suite executives achieve results through the efforts or actions of others. These individuals then become accountable for those whom they manage. Performance appraisals are then based upon whether the corporate initiatives, objectives, targets, or goals (call them what you will) were achieved. So being accountable for others is a talent and surprisingly enough can be measured. This measurement, for all extent and purpose, could be called talent intelligence. The next step is defining exactly what is accountability for others. Several instruments available for organizations including human resources and sales...

Goal setting is a personal endeavor. Most of us feel like we can hit our goals on our own without sharing the struggles and successes with anyone. Here are three reasons why you should use some form of accountability. 1-Lightens the load. You will still have to do the work, but you'll have someone to help with the mental and emotional struggles. That is a major benefit because some of the biggest challenges reside in your thoughts and feelings. A good accountability partner will understand yet inspire you to overcome difficulties. 2-Keeps you on track. When you have a form of accountability then it is easier to stay on task with your work. If you report back to your accountability partner with the...

The six steps to accountability are in a word - SIMPLE. This typically applies to project management techniques but I have learned that it works well with keeping employees on track and makes them more productive. S - Set the expectations. If your employees do not know what is required of them, how can we expect them to do what is expected. Sit down with them and explain your expectations from their role in detail. I - Invite and Inquire. Rely on them to participate in their expectations and commitments. Ask them what they plan to commit to as part of the goals and expectations that were set. Depending on how far off of your expectations they are this might be more than they can handle all at once...

God has designed the Body of Christ to work like our natural body does. Each of us may have a different function but we are there for the benefit of the whole body. Your ministry is not about you, it is about what God wants to bring to the Body of Christ as a unit. That is why we need some form of accountability. To be accountable means to be responsible for something and to be answerable for your actions. Accountability protects you from yourself and the inherent seduction that comes from being in a place of influence. These are the cornerstones that make up the basic framework of accountability: 1. Invite feedback As a rule people do not give careful feedback without being asked. So you need to...

A very frustrating outcome of strategic planning meetings is that you think you have agreement around the table on what is to be done and who will do it, but a month later someone "recalls" that they were not accountable. Folks commonly agree to a concept in a meeting but do not explicitly accept accountability to execute. The solution to get people to be accountable involves how you run and finish a meeting -a leadership approach which respects the integrity and experience of those at the meeting. First, here are five fundamentals on how to conduct meetings so the participants want to be accountable for the outcomes: - At the start of the meeting before confirming the agenda, ensure everyone knows...

What is on your priority list? Are your personal goals included in order of importance? Or do you have a tendency to do for others what you often will neglect giving yourself? Whether it is caring for your children, spouse, cleaning, or keeping a commitment to someone else, do you frequently honor commitments to others ahead of yourself? Being accountable to someone else is often the motivation to reach goals at home and at work. Motivating oneself to reach one's dreams and desires is another matter. While focusing on meeting commitments to others many people neglect to put him/herself on the priority list. Therein lays the key to putting your dreams, desires, goals on your priority list in the...

A nonprofit or church audit is a process that provides reasonable assurance that good stewardship is being used in handling and accounting for donor's money and other assets of the nonprofit organization. The audit can be performed by external Accounting firms (or by an outside Certified Public Accountant). It can also be done internally-in which case the books are reviewed by selected non-related officers, or by prominent people in the nonprofit organization who understand financial and business management. These internal individuals should not be related in any way to the...

Businesses are facing a rough, competitive environment. But on the bright side, there are many ways to cope up today's unfriendly environment and stay ahead of the competition. One effective way to boost business performance is by improving employee accountability. Successful businesses treat their employees as one of their top most asset. With this in mind, they exert much effort in improving employee performance while at the same time try to keep their employees happy. Building employee accountability helps address both of these. When a culture of greater accountability is developed, employees as individuals gain self confidence and increase in morale, thus making them happier and boosting their...

Have you ever considered that this one word puts you or the other salesperson behind the selling backstop and not in front of it. When you are engaged in what I call those sales thoughts of hope you have both consciously and subconsciously placed your ability to earn the deal outside of your control. In business and in life, it is the Weasel Words coined by David Herdlinger that undermine our ability to secure the desired results. These words are: - Would of...

It is estimated that up to ninety percent of our behavior is habitual. That means that up to ninety percent of what you do, you do the same day in and day out - often without conscious thought. This may not seem like a concern, until you consider what percentage of your behavior is sabotaging your success. While you may be aware of some of your bad habits, it takes the guidance of an accountability coach to identify and bring awareness to all of the habits that are confining you to your current reality. Most of us have a list of bad habits we keep telling ourselves we will change, but never follow through on making them. Think about all the New Year's resolutions that never happened. Let's talk about coaching and accountability: Regardless of your industry, employees at all levels must be held accountable for the job they are being paid to do. Holding them accountable is a fine line to walk because most managers don't want to harm the relationship and yet the performance failure must be addressed. This creates a double bind where managers feel they must choose between two inadequate positions: preserving the relationship at the expense of the lost performance or achieving the performance at the expense of a damaged relationship. Often, managers either avoid these difficult interactions (flight) or meet them with an armored position (fight), using blame and anger to get the issue...

Why is it that most people don't like change, but do like to make a difference (in their job) that is valued and respected by others? Why is it that organizations are questioning the work ethic of younger employees, while many employees are putting more effort and time into their jobs than ever before? Why is it that many people are bored or tired with the monotonous routine of their jobs or problems on the job, even though they are constantly faced with change? Why do organizations spend considerable time developing clear vision statements and strategies, yet have no sense of purpose or a way to identify accomplishments from the previous change effort before embarking on the next flavor-of-the...

I truly believe in the practice of writing goals. I believe that setting goals is a critical step to achieving results. To me, there are three words synonymous with achieving desired results: goals, systems and accountability. Let's look back at your school days. Where I went to high school, we had seven classes per day. Each class had a start and finish time allowing five minutes between each class to get to the next class. We were given a timetable at the start of the year. The timetable told us our class times, the subject, our teacher, the room number and a map of how to get to the room. I have never been a high school teacher but I imagine each one of our teachers had a plan of what they had to...
